The client sought to maximise the size and usability of their home, creating additional living accommodation, a master suite, and flexible leisure space for entertaining.
Challenge
The property is located within the Green Belt, where strict limits apply to how much a dwelling can be extended. Achieving the client’s ambitions required a strategic approach to planning and permitted development rights.
Solution
We submitted a planning application for a two-storey side extension, providing additional living space and a master bedroom with a Juliet balcony overlooking open fields. Alongside this, a Prior Approval application was made for a larger rear extension, creating a generous open-plan living area. The existing garage was also converted under Permitted Development to form a gym and bar area for outdoor entertaining.
Outcome
Through a combination of planning permission, prior approval and permitted development, the property was successfully transformed. The result is a significantly enlarged home with improved layout, enhanced views and versatile spaces tailored to modern living.
