Residential Extension

Design Development and Planning 

Architectural drawings were created for the proposed extensions, incorporating the client’s preferences and overall vision. The proposal was later changed to add an in-and-out driveway to improve access and parking.

An arborist and landscape consultant was hired to prepare a Tree Protection Plan and Arboricultural Report to support the planning application. The architectural drawings and supporting documents were submitted to the local council, leading to planning consent being granted with conditions.

To fulfil these conditions, a Landscape Plan and Planting Specification were developed in cooperation with the consultant.

Additional Loft Conversion Proposal 

Further design work looked into the possibility of a loft conversion with dormer additions to create two extra bedrooms and a bathroom. Although a formal application was submitted, this proposal was denied, and the client decided not to pursue it further.

Design and Construction 

Detailed construction drawings were made for the approved work. Traditional construction methods were specified, including a suspended beam and block floor, blockwork insulated cavity wall construction, and a timber pitched roof. External materials and finishes were chosen to match the existing property.

A major structural change was done by removing the entire rear wall at ground floor level to create an open connection to the new extension. A large steel goal post beam and ground beam were installed to support the upper structure and maintain stability.

The existing staircase was moved to improve circulation, ensuring compliance with the required minimum headroom clearance of 2.0 meters.

Budget 

The project was completed within the client’s budget with no unexpected financial issues. The local authority’s building control team conducted plan checks and site inspections, ensuring compliance with all building regulations.

Outcome 

The finished extensions provided ample additional living space, improved access, and a more practical layout for our client, while keeping to the character of the original property.
