Brief
Founthill Developments acquired the site with planning permission already in place, supported by a set of planning-stage drawings. Our role was to take the approved scheme and develop it into a fully coordinated, buildable project, suitable for construction on site.

Our Approach
We reviewed the existing planning information and led the process of discharging all pre-commencement planning conditions. This involved preparing detailed architectural information in-house, including joinery details and external works drawings, and coordinating closely with a wider consultant team to address all technical requirements.

We commissioned and worked alongside specialist consultants to resolve foul and surface water drainage design, contamination matters, mechanical and electrical strategy, and landscape and planting proposals. As the scheme progressed, we refined the internal layouts to better reflect Founthill Developments’ expectations for quality, usability, and market appeal.

A Variation of Conditions application was submitted to formally approve these design refinements, allowing the development to evolve while remaining compliant with the original planning consent.

Outcome
The project was delivered as a comprehensive and coordinated package of construction drawings and specifications, providing clarity and confidence for the build stage. By transforming the original planning drawings into a detailed technical design, we ensured the scheme was practical, contemporary, and ready for construction.
