Project Brief

Our client wanted to maximise the potential of their property without the cost of building a new dwelling. Their brief included creating a dedicated entertaining space, with a games room and cinema area, while maintaining views over the surrounding countryside.

Challenge

The property is located within the Green Belt and sits on the edge of a flood plain, significantly restricting development options. Any proposal also needed to avoid impacting the open views enjoyed from the main house.

Solution

We explored Permitted Development opportunities and identified a large area to the side of the property that could accommodate a standalone building without affecting the principal outlook. An outbuilding was carefully designed to comply fully with permitted development legislation, and a Certificate of Lawful Development was submitted and approved.

Outcome

The completed building provides an energy-efficient, purpose-built entertaining space that meets the client’s brief perfectly. It enhances the functionality of the property while respecting both planning constraints and the rural setting.
