Barn Conversion

This project involved the conversion of three listed barns and the transformation of a fourth agricultural barn into a modern family home under Class Q permitted development.

Barn 1 – A double-height listed barn located closest to the road. Before conversion could take place, the existing roof had to be straightened as it was leaning significantly. A new first floor was introduced to create a functional layout with two double bedrooms and a large master suite with en-suite bathroom. Traditional materials were used to maintain the building’s historic character, including red facing brick plinths, black timber weatherboarding, and traditional plain roof tiles.

Barn 2 – The structure of this single-storey barn was sensitively restored and converted, with care taken to preserve its external appearance in line with its listed status. Conservation rooflights and breathable materials were used throughout to ensure long-term performance and authenticity.

Barn 3 (Annex) – Constructed on the original plinth of a former barn, this single-storey building was effectively a new build. Designed to complement the other conversions, it echoes the original structure’s footprint and proportions while providing a high-performance, modern living space.

A shared cart lodge was constructed to serve Barns 1 and 2. All three listed barns were fitted with air source heat pumps (ASHP) to provide energy-efficient heating and hot water.

Barn 4 – Originally a portal frame hay barn clad in corrugated sheeting, this building was converted under Class Q to form a four-bedroom family home. Externally, the barn features black timber weatherboarding and a dark grey zinc roof, while internally a modern timber and glass staircase creates a striking design feature. On the side elevation, which sits within 1 metre of the boundary, the cladding was upgraded to a non-combustible alternative for compliance with Approved Part B Document.

A new access road was introduced to serve all four dwellings, along with a shared sewage treatment plant designed to accommodate the needs of the entire development.
