This site, originally home to a smaller property within the Essex green belt area, has been transformed into a stunning new build.

Bob’s Barn is a new-build dwelling set in a secluded location, accessed via a private track. This project involved the demolition of an existing bungalow and the construction of a replacement home in a similar area, with living accommodations oriented to face south for optimal natural light and energy efficiency.

MP Chartered Architects assisted the client in applying for the maximum number of extensions allowed under permitted development rules to the original property. Once these extensions and alterations were approved, we leveraged the ‘fallback position’ planning rule, to secure permission to be used as a lever to gain full planning permission for an alternative scheme. In this case, a newly built, energy-efficient, luxury home.

The new dwelling features four bedrooms, including one with an ensuite, and a family bathroom. The ground floor boasts a large open-plan kitchen and dining area, providing a spacious and welcoming environment for family gatherings and entertainment.

This home was built using traditional construction methods, with a brick exterior, an insulated cavity, and a block inner leaf.

An Air Source Heat Pump has been installed, contributing to the energy efficiency of the home.

Large windows throughout the dwelling ensure that natural light floods the living spaces, creating a bright and inviting atmosphere. A beautiful roof lantern over the stairwell enhances the natural light, making the interior feel open and airy.

The design, complex permitted development and planning applications, construction drawings, building control submissions, and responses to site queries were managed by our skilled architectural team.
