Project Brief

The project instruction was to design and obtain planning permission for a stunningly beautiful and sought after high-end housing development set in Essex farmland, designated as Metropolitan Green Belt.

Project Goals

The original plot was in a rural setting and once accommodated a large dilapidated warehouse that was used for growing, harvesting, and drying herbs and grain.

The new housing scheme designed by our experienced team of Architects needed to be both sympathetic to the area in form and appearance whist emerging as an attractive neighbour to the existing dwellings around the site.

A project of this size will always present some challenges and requires an experienced architectural approach to be sure of a successful planning permission application.

Firstly, we needed to obtain permission from Epping Forest District Council to demolish the large warehouse and attached commercial buildings for the site to reach its full potential on every level.

Also to be taken into account was a covenant that stated the new development must of be a certain distance and aspect from the existing neighbouring property.

By partnering with Manor Properties we advised and guided them on the best way to work with the local planning authorities to achieve permission to build their desired project.

Our meticulous approach to the development design was well received by the planning authorities and therefore secured permission to demolish the existing buildings and replace them with 5 contemporary modern family homes.

We agreed with the planning team to adhere to a limited floor area restriction across the whole site and therefore careful thought was applied to optimising room sizes and layout to make the most of the space available.

We gave different elevations to each dwelling, with slightly contrasting roof styles to make each home unique and a mixture of environmentally friendly materials was used to enhance the character of the site
