Project Brief

This project was the perfect example of an amazing site featuring a single residence that did not express it’s true potential.

Our architectural design brief was motivated by our clients’ desire to replace a single-storey bungalow with two impressive ‘future-ready’ modern family homes.

Simultaneously, both MP Architects LLP and Infinity Property wanted to achieve luxurious modern architecture and build with all the features you would expect from a high-end, modern family home.

Challenges

The expectation when designing a contemporary home can be demanding.

It is of paramount importance that our design not only looked impressive, but also fulfilled the client’s very specific brief and made the best use of the plot. Meeting the project criteria enabled Infinity Property to develop sought after homes that gained optimum financial return.

Our original planning permission was submitted to replace the existing bungalow with two, high-end, double-storey houses.

At that time, Epping Forest District Council had recently introduced a new strategy to reduce the loss of bungalows within the district and therefore were not convinced that the removal of the bungalow was deemed appropriate.

Working collectively with Infinity Property we pushed the brief constructively and evolved to a favourable solution to further include a replacement good-sized detached bungalow within the scheme at the rear of the site.

Due to inadequate access and poor visibility for passing traffic, Infinity Property agreed with the adjoining road owner, the purchase of the side verge. The acquisition of the verge required a large payment, however, it was a satisfying solution that allowed us to create access at the rear of the plot and further supported the proposal for building consent of the third dwelling. The second access also measurably enhanced the value of each of the homes.

A further clear vision was that the homes should be super efficient, economically friendly and future proofed. Within the two family homes, Infinity Property decided to invest in a Mechanical Ventilation and Heat Recovery system that provides a constant supply of fresh, filtered ventilation to the home with a natural heat management system that can reduce heating costs by up to 25%. The bungalow was fitted with a cutting edge renewable energy solution in the form of an Air Source Heat Pump. Again, this lessens energy use and cuts heating expenses.

Mulberry and Aspen House were designed and constructed of timber frames with a block work external leaf to maximise thermal efficiency. The walls were rendered with a mixture of cladding, and the windows are dark aluminium.

Cricketers Cottage was planned and composed of a solid standard cavity wall construction to support efficiency when building. The high quality, maintenance free weather boarding finish ensured great insulation and an environmentally friendly aspect to the build.

As a team, we designed and constructed a prestigious three home scheme, encompassing, two stunning identical homes sitting side by side coupled with a beautiful bungalow. A glorious happenstance that enabled us to reach the full capability and value of this site.
