We had the pleasure of working with a valued Property Developer client we’ve collaborated with on multiple projects. The site consisted of three existing barns and an additional portal frame hay barn, each with its unique characteristics and challenges.
Barn 1:
A double-height structure that required significant structural adjustments before conversion. The roof was straightened due to its lean towards Abridge Road. A new first floor was introduced to accommodate two double bedrooms and a large master suite with an en-suite bathroom.

Barn 2:
This single-storey barn runs parallel to Abridge Road. It underwent careful restoration to preserve its historical integrity while ensuring modern functionality.

Barn 3 (Annex):
Built on the remains of an existing plinth, this single-storey barn is essentially a new build rather than a conversion, maintaining the aesthetic of the original structure.

Key Features for Barns 1, 2, and 3:
- All barns are listed, necessitating adherence to strict guidelines on appearance and materials.
- Use of breathable materials to maintain structural integrity and sustainability.
- Installation of Air Source Heat Pumps (ASHP) for efficient heating and hot water.
- Addition of a cart lodge for Barns 1 and 2.
- Incorporation of conservation rooflights.
- Traditional finishes including plain tiles, red facing brick plinths, and black timber weatherboarding kept the style sympathetic to the rural surroundings.
Barn 4:
The existing portal frame hay barn was transformed under Class Q regulations into a modern four-bedroom dwelling.

Key Features for Barn 4:
- Clad in black timber weatherboarding with a dark grey zinc roof in keeping with the other barns and rural surroundings.
- Equipped with ASHP for water and heating.
- Features a contemporary timber and glass staircase.
- Proximity to boundary necessitated non-combustible cladding on one elevation.
In addition to the Barn Conversions
- New access road from Abridge Road, serving all four dwellings.
- Installation of a new sewage treatment plant servicing all four properties.
