This is a site in Theydon Bois owned by a private developer and builder whom we had a pleasure working with on many projects in the past helping him to achieve the best values for the land he purchased.

The existing site was a nursery site with some buildings on it, one of which was a residential bungalow.  This site was not economically viable as a commercial site due to its location and therefore a change of use was proposed for residential dwellings.

M P Architects proposed two dwellings on this site for Planning, with both houses having garage accommodation and parking to the frontage. Each house provides generous living accommodation over three floors with five bedrooms and four bathrooms, an integral garage and two reception rooms. Behind are large patio areas and a garden laid to lawn.

We have worked closely with the Council responding to their comments and requirements to achieve the above design, which ensured the proposal doesn’t affect the neighbouring property in terms of overlooking.  For example, the side boundaries and roofs are hipped away from the side boundaries to reduce any impact on the adjoining bungalows.

These two dwellings were a good use for this site and provided additional dwellings to help the Council meeting their 5 years housing plan. It was a successful infill plot and creatively designed between the existing residential properties.
